Roof Replacement in Grand Prairie

You may be having problems with your roof and it is time to consider a roof replacement in Grand Prairie. In researching your options for the best deal for you, you may find that reroofing is promoted as a less expensive option to a complete roof replacement and you may save money. However, you should be clear that reroofing is not always an option and learning the difference between the two and making the right selection is your best decision.

Reroofing refers to the process of putting only of new shingles over a set of existing shingles so it can only be done once. For example, if you already have two layers of roofing in place on your roof, re-roofing is not a viable option. However, it can be much quicker because there is no tear-off and it can often be substantially more affordable then a complete roof replacement. In reroofing, everything is torn off on the roof down to the level of the deck and then new felt paper and shingles are added on top. It is important to note that the roof replacement can always be done regardless of the number of layers of shingles on the roof so that it is a viable option, even when reroofing has been ruled out. Because of the extra amount of labour involved, a roof replacement is almost always more expensive than a reroofing.

Reroofing is always a good idea in the case of a roof which is nearing the end of its useful life, but is generally in good shape. This is particularly in the case of minor issues or leaks but no major issues such as water damage, missing shingles and large amounts of growth of moss or mildew. This is probably the better option if the entire roof is being done rather than a part. However, reroofing is not always the best option because the major problem is that you do not know for sure what condition the roof deck is in. Many problems can be observed before the shingles are removed, but you may find that occasionally you may find rot or signs of sagging which may not be readily visible. As a result, when you are adding a new layer, you may not be actually fixing the problem, but merely covering it up.

If only a portion of your roof needs to be attended to, reroofing can be a problem alternative because the section of your roof is now going to be thicker than the parts surrounding it. This means that they may not match up properly with one another at the cap of the ridge and may not look particularly attractive. As we have already noted, reroofing can only be done if there is only one layer of shingles already on the roof. Any attempt at reroofing in this situation, either by yourself or a roofing contractor, may result in the names not being driven deeply enough through the layers of shingle to fasten the new layer in place. It is also hard to see what may be wrong under additional layers of shingles that problems can be overlooked. If the shingles on the roof are in bad shape, a roof replacement is probably the best answer because all the problems can be addressed.
